Get EVERYTHING in writing. A written proposal with a detailed scope of work, that you understand, is key to getting the project you think you’re paying for. There are many conversations when planning a project, is everything that you talked about listed? There will be disagreements along the path of a project, a clearly written scope of work helps avoid many of them.
Certificate Of Insurance - Yes, They Need Insurance
ALWAYS get a certificate of insurance from your contractor showing Workman’s Compensation and Liability insurance, ALWAYS. If you hire an uninsured contractor and they hurt themself on the job, or damage your property, YOU can be held liable for their injury, and / or damage. Is saving a few dollars really worth the potential liability?
A Permit - If It’s Required, Get One
Don’t wait until the city inspector stops by and slaps a “STOP WORK” tag on your house, find out if the project requires a permit. Some folks will say “well, this might require a permit but that’ll just drive up the cost and take more time. The right folks will tell you straight up and include it in the cost of the job. If a permit is required, get one – you really can’t afford not to.
